ASR Dutch Core Residential Fund purchases 44 lifetime-compatible homes in Wassenaar

On behalf of the ASR Dutch Core Residential Fund, a.s.r. real estate has purchased 44 homes in the Ridderhof new-build project in Wassenaar from Wabs Vastgoed B.V. of Wassenaar. In order to generate mobility in the market, seniors are given priority when allocating these rental homes, which are designed to be lifetime-compatible. Construction of the project started on Thursday, 26 January and completion is scheduled for the second half of 2024. Bouwbedrijf Niersman B.V. of Voorschoten is the contractor for the project.

Ridderhof consists of four buildings with 93 homes. The ASR Dutch Core Residential Fund has purchased two buildings, each with 22 homes. The other buildings are intended for private sale and social rental. The project has a communal courtyard garden with a lot of greenery and a water feature, which provides a pleasant living environment and also serves as a meeting place. There is a good range of shops in the area, a lot of green spaces and areas for recreation. Leiden and The Hague are also within easy reach.

Market mobility

The pace of population ageing is set to increase in many Dutch municipalities, including Wassenaar, in the next 30 years, according to research by a.s.r. real estate and others. The addition of lifetime-compatible homes is necessary to meet the growing demand for suitable senior housing. As well as meeting the housing needs of this target group, senior home moves generate more mobility in the housing market, which is why the homes are leased on a priority basis to seniors. The homes in Ridderhof feature wide corridors, a large storeroom and a separate laundry room. In 2022, the residential fund of a.s.r. real estate acquired the Lapis Lazuli project in Heerhugowaard, where homes were also leased to seniors on a priority basis.
