The ASR Dutch Science Park Fund offers an attractive risk-return profile for institutional investors. We use a build-to-core strategy to create a portfolio that provides a stable rental income and attractive value development in a rapidly developing asset class. Science parks boast historically high and stable occupancy rates as a result of their unique mix of education, research and commercial activities.

Science parks have an attractive mixture of knowledge institutions, start-ups with growth potential, scale-ups with high economic added value and established companies with a global network and significant R&D budgets. This requires a location that can provide suitable forms of accommodation to these commercial companies. The ASR Dutch Science Park Fund invests in these real estate facilities.

The development of science parks in the vicinity of leading universities and knowledge institutions is important for the Dutch knowledge sector. The ASR Dutch Science Park Fund actively contributes to this. The fund invests in sustainable real estate that fulfils the accommodation needs of the various companies and institutions in a science park. The fund aims to invest at least 50% of its portfolio in real estate that has a clearly defined impact on the local ecosystem. In 2023, the fund received a five star rating in the GRESB benchmark and was named Global Non-listed Sector Leader in the Technology/Science category.

With the Sustainable Finance Action Plan the European Commission wants to encourage the financial sector to invest more in activities that are sustainable and have a longer-term focus
