Paris Proof, making it work: redevelopment of the shopping centre TREF

The redevelopment of the convenience shopping centre TREF in Middelburg resulted in around a 60% decrease in energy consumption, from 345 kWh to 138 kWh per sq. m, which is enough energy to power 300 homes every year. This redevelopment represents a significant step towards achieving a Paris Proof convenience portfolio for the ASR Dutch Prime Retail Fund.

  • The ASR Dutch Prime Retail Fund portfolio is the culmination of more than 125 years of investing in high-quality retail property with a healthy balance between return and risk. We underpin this balance with a clear fund strategy, a disciplined acquisition and sales policy, and an internal, full-service asset and property management team. This provides institutional investors with a resilient portfolio with stable rental income and attractive value development.

  • The fund has a unique portfolio with a good balance between the dominant retail segments in the Netherlands. The greater part of the portfolio consists of A1 high-street retail, particularly in the Netherlands’ four largest cities: Amsterdam, Rotterdam, The Hague and Utrecht. The core retail portfolio is complemented by vibrant district shopping centres and supermarkets. The balance created between these three segments results in a resilient retail portfolio with stable rental income and attractive value development.

  • The ASR Dutch Prime Retail Fund invests in making retail property more sustainable. As a result, retail property retains its appeal in the long term as it generates both financial and social returns. The fund has a five-star GRESB rating, making it one of the top sustainable retail portfolios worldwide.

  • The fund builds long-term relationships with its partners. As a result, the ASR Dutch Prime Retail Fund has evolved into a broad tenant and investor platform. This ensures a healthy balance in the fund’s cash flows and liquidity. Moreover, the amount of leverage in the fund is low.

  • With the Sustainable Finance Action Plan the European Commission wants to encourage the financial sector to invest more in activities that are sustainable and have a longer-term focus

One of the European regulations resulting from the action plan is the Sustainable Finance Disclosure Regulation (SFDR). It aims to improve the provision of information on sustainable investments within the financial sector.
