Paris Proof renovation of 69 dwellings ASR Dutch Core Residential Fund completed in Houten

The Paris Proof upgrade of 69 dwellings in Houten has been completed. The dwellings, which originally had an average energy label D, have been sustainably renovated to at least energy label A+++ with the aim of becoming CO2 neutral. For residents, this means low energy consumption and increased living comfort. This represents the first time an institutional investor has made rental housing from the 1980s Paris Proof on this scale. The ASR Dutch Core Residential Fund, the residential fund of a.s.r. real estate, further focuses on limiting embodied carbon in upcoming Paris Proof renovations.

Each of the dwellings was provided with an all-electric heat pump, a heat recovery system (HRS) and solar panels, among other things. They also have improved insulation and fitted with new roof tiles, casement windows, doors and modern glazing.

In September 2024, the first pilot house was completed. In this home, measures were pre-tested to achieve Paris Proof sustainability and tenants were able to see what sustainable renovation looks like. 

Robbert van Dijk, fund director of the ASR Dutch Core Residential Fund: "The built environment needs to become Paris Proof by 2050. We take our responsibility by researching and investing in making the existing portfolio more sustainable. We have shown in Houten that it is possible to upgrade dwellings to Paris Proof standarts. With this blueprint, we will take the next step in future Paris Proof renovations by reducing embodied carbon even further. We are going full steam ahead towards a Paris Proof portfolio by 2045."

The Paris Proof sustainability renovation of a further 37 dwellings in Houten and 82 dwellings in IJsselstein start this month, which will also involve further exploration into reducing embodied carbon. The ASR Dutch Core Residential Fund aims to have a full Paris Proof portfolio by 2045.
