This week, the first Ottho residential tower in Amsterdam was delivered to the ASR Dutch Core Residential Fund. a.s.r. real estate subsequently handed over the keys to the tenants of the 144 dwellings in the first tower of the residential project on behalf of the Fund. Later this month, the 79 dwellings in the second tower will be delivered, while the 104 apartments in the third tower are expected to be delivered by the end of this year. 250 of the 327 dwellings in total in the ASR Dutch Core Residential Fund will be rented out, with rents ranging from €875 to €1350 per month. This will provide a significant boost to the supply of affordable housing in Amsterdam.
Designed by MVSA-Architects, the project places a strong emphasis on the quality of living as well as sustainability. The apartments boast an A++ energy rating, each residential tower is fitted with solar panels and the dwellings are integrated into the district heating network. Each apartment features floor-to-ceiling windows that allow ample natural light to fill the living spaces. The apartments also come with laminate flooring and sunscreens, and most units offer an outdoor area, either as a loggia or a balcony.
Ottho offers a spacious courtyard area measuring 1650m² that is also accessible to residents of the two buildings owned by the Rochdale housing association. There is also a modern, communal living room with a central island where residents can meet. Ottho will also feature MyPup lockers, where residents can safely store, receive and send their parcels. Ottho will include roughly 770m² of commercial space, along with a total of 86 parking spaces.
The residential towers are situated on Ottho Heldringstraat, just off the A10 ring road in the Nieuw-West district. This location offers a range of amenities, with easy access to tram, metro and train stations, alongside a variety of shops, offices and restaurants, and the Vondelpark and the Sloterplas are within cycling distance.

Beverwijk-based contractor Smit’s Bouwbedrijf is building the 327 apartments, while The James Company will manage aspects of Ottho’s daily operations and on-site services.
