On Monday, April 8, Edge is proud to announce the signing of two pivotal purchase agreements for its EDGE Eindhoven development. This marks a major leap forward in the realization of the mixed-use project, located just around Eindhoven Central Station. Edge has finalized a purchase agreement with Bouwinvest Dutch Office Fund for the sustainable 25,000-square-meter office building. Additionally, for the residential tower, which comprises 175 rental units, a purchase agreement has been secured with a.s.r. real estate on behalf of the ASR Dutch Core Residential Fund.
Construction of EDGE Eindhoven will start before the summer of this year in the dynamic hub of Eindhoven Knoop XL, the extensive area development surrounding Eindhoven's central station. EDGE Eindhoven, designed by renowned MVSA Architects, will be a vibrant mixed-use development spanning 42,500 square meters that integrates living and working spaces across two structures.
The smart and sustainable 25,000-square-meter office building, spread over ten floors, will offer a publicly accessible impressive atrium housing shared amenities such as a restaurant, meeting rooms and a coffee bar. With a focus on sustainability and well-being, the office tower aims to become Paris Proof [1] and to achieve both BREEAM Excellent and WELL Core & Shell Gold certifications.
The 70-meter-tall residential tower will bring 175 free-sector rental apartments, ranging in size from 45 to 130 square meters. All apartments will feature high-quality finishes and private outdoor space, with over 85% of the units falling in the mid-rent segment.
The publicly accessible pocket park, designed by landscape architecture firm ZUS, will connect the two buildings. With carefully selected plantings and various seating areas, the park will be a spot for all to come together.

Edge and a.s.r. real estate on behalf of ASR Dutch Core Residential Fund have entered into the purchase agreement for the residential tower.
Robbert van Dijk, fund director at ASR Dutch Core Residential Fund, added: "The area development Knoop XL will be a pleasant living/working environment with an attractive and green public space. The area has excellent accessibility, with many facilities just a stone's throw away. For tenants a very desirable location to live and for us a nice acquisition that fits into the strategy of the housing fund, due to its location and rental in the middle rental segment, among other aspects. With the addition of new housing, largely in the mid-rental segment, we can offer a home to a broad target group in a place where there is a great need for new housing."
The three parties share the same vision: to create a new place for the city of Eindhoven, where living and working come together in a green, sustainable and vibrant environment.
The Municipality of Eindhoven's successful request for the national Startbouwimpuls program has been a catalyst for EDGE Eindhoven to lead the development of new housing near the central station. EDGE Eindhoven will bring 175 new homes to the city of Eindhoven, most of which will be in the mid-rental housing segment.

The start of construction is planned to start before summer of 2024 with the construction consortium, VOF Lichthoven, consisting of two construction companies affiliated with VolkerWessels, namely Jongen and Van de Ven Tilburg. EDGE Eindhoven is expected to be completed by Q3 2026.
