ASR Dutch Science Park Fund buys Cumulus office building in Delft

The ASR Dutch Science Park Fund is expanding its portfolio with the purchase of the Cumulus office building in Delft. The building is leased by Ampelmann Operations, a spin-off of TU Delft, and OGD ICT Services, both part of the TU Delft university’s campus ecosystem.

The Cumulus office building at Rotterdamseweg 380 was completely renovated last year. The building is currently fully leased, housing the headquarters of Ampelmann Operations and OGD ICT services. The building offers 5,029 m² of office space and has four floors. Because of its centrally located entrance, it can easily be used by one or more tenants. The first floor is approximately 1,640 m2 and can also be used as a makerspace or lab thanks to its high ceilings (4 metres). In addition to 124 regular parking spaces, there is also a loading dock with overhead door for logistics. This offers users a high degree of flexibility, making the building future-proof even in the long term.

Location
The Cumulus building at Rotterdamseweg 380 is located right on the border between Schieoevers (a former business park undergoing redevelopment) and the TU Delft campus, directly opposite the Faculty of Aerospace Engineering and next to the university’s SAMXL research centre. This location literally connects TU Delft’s high-quality R&D with the innovative manufacturing industry in Schieoevers, where a number of TU Delft spin-offs have found a home in recent years.

Growing ecosystem on TU Delft campus
The TU Delft campus ecosystem – which currently consists of more than 250 startups, scale-ups, companies, field labs (physical test sites for innovations) and research institutions – is growing. Thanks to the unique opportunities for collaboration and co-creation offered by the TU Delft campus, groundbreaking innovations can be brought to market at an accelerated pace.
