ASR Dutch Core Residential Fund buys 45 mid-rental apartments from Van Wijnen Projectontwikkeling in Capelle aan den IJssel

a.s.r. real estate has acquired 45 apartments in Capelle aan den IJssel on behalf of the ASR Dutch Core Residential Fund. It concerns the residential building Het Diepe consisting of 45 mid-rent apartments. Het Diepe is part of Blinq housing development which is being developed and realised by Van Wijnen. Construction started last August and is expected to be completed in September 2025. The apartments will be delivered with A+++ label, meeting the highest sustainability standards.

Het Diepe consists predominantly of spacious three-bedroom apartments and some two-bedroom apartments. All dwellings are rented out in the mid-priced rental segment to make them accessible to various target groups. People over 55 have priority in renting to create through-flow in the market.

The apartments are centrally located next to Rotterdam in an area surrounded by greenery. The project will be built on the site of the former swimming pool ‘De Blinkert’ in the Middelwatering district. This district forms the centre of Capelle aan den IJssel, including the town hall and shopping centre ‘De Koperwiek’. In addition, the N219 and A16 are nearby and Metro station Slotlaan is at 3 minutes cycling distance, with a direct connection to the centre of Rotterdam.

The overall Blinq project consists of 180 apartments with owner-occupied, free sector (medium) rental, and social rental flats. The project is divided over the complexes ‘De Hoge’ with 65 owner-occupied and private-sector rental flats, ‘De Lage’ with 25 private-sector rental flats, ‘Het Startblok’ with 45 social rental flats and ‘Het Diepe’ with 45 medium-sector rental flats in accordance with the municipality of Capelle aan den IJssel's policy. The plan also features a covered parking garage with a roof garden and a meeting space to stimulate meeting, connection and exercise (the three core values of Blinq).
