The first hybrid timber office building in the heart of the Zuidas
The CubeHouse, the first hybrid timber office building in the Zuidas district, has been delivered by G&S& to a.s.r. real estate on behalf of the ASR Dutch Mobility Office Fund. The multi tenant office building comprises approximately 16,600 m² distributed across eleven floors and will become the headquarters of BNP Paribas Netherlands and Arcadis. The building was officially opened on Wednesday 14 January 2026, marking the successful completion of the project in line with its original schedule and highlighting the strong collaboration between all parties involved.
Sustainability and innovative timber construction
As the first hybrid timber office building in the Zuidas, The CubeHouse demonstrates how high density urban office development can be designed sustainably. Seventy five per cent of its structural components consist of bio based materials, significantly contributing to reducing CO₂ emissions while providing a warm, healthy and pleasant working environment. The building meets high energy and environmental standards and has received BREEAM Excellent and WELL Gold certifications.
Design and development
The CubeHouse was designed by Solid Objectives Idenburg Liu (SO–IL), based in New York and Amsterdam, and developed by G&S& (part of VolkerWessels) in collaboration with the Visser & Smit Bouw | Hanab Installation Technology construction consortium. The development was realised in close cooperation with the Municipality of Amsterdam and the surrounding community, ensuring alignment with both the city and future users.

Headquarters for Arcadis and BNP Paribas Netherlands
BNP Paribas Netherlands and Arcadis the consultancy and engineering firm have been closely involved from the outset, both as advisers and future tenants. Arcadis contributed significantly to the building’s structural design and sustainability plan. BNP Paribas Real Estate advised on the sale to a.s.r. real estate and managed the project on behalf of the tenant.

Community spaces
The CubeHouse offers an inspiring working environment featuring several ‘breathe spaces’, green relaxation areas and meeting spots throughout the building. An accessible internal garden will become a green oasis in the heart of the Zuidas. These spaces combine nature, light and air to support wellbeing, productivity and inspiration for tenants and visitors. A public hospitality facility within the building makes The CubeHouse not only a workplace but also a meeting place where users can gather, have lunch and network.
Accessible and future proof
Located on the corner of Parnassusweg and Claude Debussylaan, The CubeHouse is easily accessible by bicycle, car and public transport, supported by the proximity of the future Zuidasdok. A spacious covered bicycle parking facility and sustainable mobility options encourage environmentally friendly commuting and further enhance the building’s future proof design.
Mahler district
G&S& has been closely involved in the development of the Zuidas since the launch of the Mahler district twenty years ago. Together with partners, the developer has delivered several landmark buildings, including the ITO Tower, the UNStudio Tower and the Viñoly building. With the completion of The CubeHouse, the Mahler4 plot has now been fully developed.
