During construction of the Wonderwoods office tower in Utrecht, the project already achieved the BREEAM NL New Construction and Renovation ‘Excellent’ certificate. Following completion, and thanks to close collaboration with tenants and partners such as CFP Green Buildings and VGE Real Estate Management, the building has now been awarded the highest BREEAM NL In Use rating of ‘Outstanding’. This confirms that sustainability is firmly embedded not only in the design and construction phases but also in the daily operation of Wonderwoods.
Sustainable management and exploitation
In the operation and management of the Wonderwoods offices, the focus is on maintaining and further enhancing sustainable performance. Key areas include energy efficiency, health and well being, biodiversity and circular maintenance. These measures are structurally monitored and ensured through the BREEAM NL In Use methodology. At asset level, the office component achieved an impressive score of 86.35%, resulting in the ‘Outstanding’ certificate.
Green and innovative design
With 300 trees and 75,000 plants and shrubs integrated into façades and rooftop gardens, Wonderwoods contributes to reducing heat stress. Rainwater is collected in a large basin to both irrigate greenery and prevent flooding. The building is further equipped with a thermal energy storage system (WKO), solar panels and a mobility plan that promotes shared mobility, cycling and the use of public transport.

The location next to Utrecht Central Station and the mobility plan reinforce this even further.’
Healthy working environment
The eleven office floors in the tower designed by MVSA architect Roberto Meyer offer a healthy and productive working environment. The offices provide access to greenery through terraces and winter gardens with operable façade sections and atria. The office areas are owned by the ASR Dutch Mobility Office Fund and are fully leased.
