Upgrades to meet Paris Proof sustainability standards are being carried out on 69 dwellings in Houten owned by the ASR Dutch Core Residential Fund. Residents will be able to enjoy lower energy bills and increased living comfort. This is the first time an institutional investor has made rental housing from the 1980s Paris Proof. The residential fund of a.s.r. real estate set the objective of achieving an entirely Paris Proof residential portfolio by 2024.
The first Paris Proof pilot home in Houten was delivered in September 2024. This property served as a testing ground for Paris Proof sustainability measures, giving tenants a firsthand look at what sustainable living means. Early results indicate that after the sustainability measures the average CO2 emissions of the dwellings in this district are lower than the Paris Proof targets. The pilot home will serve as a standard for the other dwellings.
The built environment needs to prioritise sustainability improvements if it is to align with Paris Proof goals by 2050. The ASR Dutch Core Residential Fund is taking its responsibility by exploring and investing in ways to enhance the sustainability of its current portfolio. The pilot home in Houten shows that there is scope to upgrade existing dwellings to Paris Proof standards. Future-proofing these properties will significantly lower CO2 emissions while also improving living comfort for tenants without increasing their housing costs. This aligns with a surge in interest and focus on sustainability among our tenants.
In 2020, a.s.r. real estate signed the Paris Proof Commitment of the Dutch Green Building Council. The ASR Dutch Core Residential Fund aims to have a Paris Proof portfolio by 2045. To achieve this, the Fund has drawn up a Paris Proof roadmap with the aid of the CRREM tool.
