ASR DCRF: Fully focused on the future with the Fund’s new Business Plan

On 12 December 2019, the Investors of the ASR Dutch Core Residential Fund approved the Fund’s Three Year Business Plan 2020 – 2022. The Fund will retain its core strategy and its focus on investing in apartments and single-family houses in the strongest economic and demographic regions and cities in the Netherlands.

The Fund’s main objectives are in line with the previous Business Plan, since the Fund is performing very well and the Fund management team believes in this core strategy. In order to maintain the performance at its current high level, some of the underlying objectives have been tightened. For example, the target for the allocation to the defined segments has been sharpened as well as the CSR targets for the property theme.

Over the next three years, the Fund is expected to grow further, by approximately € 550 million, through both revaluations and acquisitions. To ensure balanced growth in the portfolio, the investment management team is constantly active in the residential market. One of the methods to seize unique acquisition opportunities is to use the acquisition power of the a.s.r. platform.

Three main trends seem to be influencing nearly every aspect of the Dutch residential market. These three themes form the central thread throughout our Business Plan:

The affordability of rental residential dwellings is under serious pressure and gaining a lot of attention from both the public and the government. The latter is preparing legislation to intervene further in the market. The Fund aims to invest in dwellings in the mid-priced residential rental segment.

Ageing population
Another key trend is the ageing of the Dutch population. This trend is leading to a shift in tenant preferences, with more focus on adapted dwellings and additional services. Seniors are one of the fund’s main target groups. Read more about the ageing Dutch population.

Further legislation, public opinion, growing awareness of sustainability, media attention and research results all indicate the growing need to contribute to a future-proof living environment. Sustainability has a more prominent place than ever in the Business Plan and is fully integrated in the Fund’s day-to-day operations. One of the main targets for the next few years is to further reduce the Energy Index of the portfolio to at least 1.15 and to increase the number of PV panels in the portfolio to at least 9,000 by 2022.
